1: The tenant is responsible for maintaining the apartment in good condition and will be charged for any damages beyond normal wear and tear.
2: The monthly rent includes DEWA, Wi-Fi, Gas, Air Conditioning, and one (1) parking space. An additional parking space is available for AED 500 per month.
3: Utility consumption is subject to monthly limits. For Studio & 1 Bedroom, DEWA and AC consumption should not exceed AED 300 each. For 2 & 3 Bedroom, the limit is AED 500 each. Any excess consumption will be charged to the tenant.
4: To extend the stay or vacate the apartment, the tenant must provide 10 days' prior written notice by email to welcome@zenithdeveloper.net. Failure to provide notice may result in the forfeiture of the security deposit.
5: Subletting, re-renting, or using the apartment for commercial purposes is strictly prohibited. Smoking, parties, loud music, or any activity causing disturbance to other residents are not permitted.
6: The full monthly rent must be paid in advance. Partial payments are not accepted. If a partial payment is accepted, an additional AED 200 surcharge will apply to the outstanding balance. Failure to pay rent on time may result in disconnection of services, removal of belongings, and immediate termination of occupancy.
7: If the tenancy agreement is not finalized after the security deposit has been paid, the deposit is non-refundable.
8: If the tenant cancels after check-in and signing the tenancy agreement, the amount paid is also non-refundable. However, if a replacement tenant is secured immediately, a refund may be considered after deducting 25% of the total amount paid.
9: Upon vacating, the apartment must be returned in a clean and good condition, free from damage beyond normal wear and tear. Any outstanding charges, cleaning costs, damages, or utility overconsumption may be deducted from the security deposit.
